FSI Calculation - Easy way to understand

FSI - Floor Space Index is the ratio between the total built-up area and plot area available allowed by the government for a particular locality.


FAR - Floor area ratio is the ratio of a building's total floor area to the size of the piece of land upon which it is built.


ASSUMPTION - ( EXAMPLE )


Site area = 3500 sq.m

ground coverage = 40 % ( as per the regulation )

FSI value = 1 or 1.5 or 2 or upto 3 or 3.5 ( based on the regulation)

( Lets take 1.5 fsi value )


Built up area = site area X FSI value

= 3500 X 1.5 = 5250 sq.m


Total builtup area = 5250 sq.m

Ground coverage = 3500 / 100 X 40% = 1400sq.m ( percentage formula solved here )

Ground coverage 40% from the site of 3500sq.m = 1400sq.m ( should only build )
